Architects initially prepared a feasibility study and budget to assess the
practicality of implementing code mandated improvements for life safety,
accessibility and energy conservation in a 70 year-old dormitory structure
at Penn State University's University Park Campus in Centre County,
Pennsylvania. RSH Architects developed two scenarios for renovation - one
based on minimal renovation to comply with code, and one which also
addressed long term deferred maintenance and student lifestyle
modifications. After conducting system assessments with Brace Engineering,
Inc. and other consultants, it became apparent that the code related
issues alone demanded major reconstruction, and work left to be addressed
in the second scenario would be best accomplished if a total building
update was implemented.
The 28, 000 square foot renovation project included reconstruction of
stairtowers, an elevator addition, accessibility improvements throughout
the structure and site, reconfiguration of residential rooms (including
four loft units), and total replacement of bathroom facilities. Other
elements included the replacement of all windows, masonry and roof
repairs, new steam to hot water converters for both domestic and space
heating, individually controlled hot water fan coil HVAC, a full sprinkler
system, and all new electrical, fire alarm, communication, and security
systems. The project was completed in July, 1998 with a cost of $ 3,107,248.00, and the structure was occupied in the 1998 fall semester.
